The process of inspecting and accepting prefabricated steel structures for business owners

ตรวจรับงานโครงสร้างเหล็ก

When a factory, warehouse, or commercial building construction project reaches the main structural construction phase, the handover between the contractor and the business owner is the most crucial moment. This is especially true when choosing prefabricated steel structures or PEB steel structures. Even though they are precisely manufactured and quality-controlled in the factory, the on-site assembly and installation process (Erection Phase) remains a key factor in determining the long-term structural integrity and safety of the building.

Many business owners, executives, or project managers may not have a direct background in civil engineering, leading to concerns during the inspection process. This article from Smart Building summarizes a systematic guide and checklist for inspecting prefabricated steel structures, providing contractors with a framework to use in conjunction with their engineering team. This ensures your building meets standards, is structurally sound, safe, and offers the best value for your investment.

Why is steel structure inspection important?

The steel structure serves as the "backbone" of the entire building, supporting weight from the roof, walls, and mezzanines to the live load of machinery, stock, and personnel. A thorough inspection of the steel structure before roofing and wall construction allows for immediate detection and correction of errors. Skipping this step can lead to major, difficult-to-resolve problems in the future, such as:

  • Risk of subsidence or deformation: If the bolt installation or column alignment is deviating beyond the standard values, the building may twist when subjected to wind forces or heavy loads.
  • Water Leakage and Rust Problems: Insufficient preparation of steel surfaces and application of rust-proof paint, or loosely tightened joints, will allow moisture to accumulate, causing internal corrosion and rapidly shortening the lifespan of the building.
  • High maintenance costs: Repairing structural work after building completion is many times more expensive than repairs made during on-site installation.

4 Critical points to check in prefabricated steel structures.

During a real-world on-site inspection of steel structures, there are four critical engineering points that business owners and the inspection team must pay special attention to:

1. Inspect the welds and bolts (Bolts & Nuts Connection).

Modern prefabricated steel structures emphasize on-site assembly using a knock-down system with high-strength bolts. Things to check include:

  • Tightening Torque: All nuts must be tightened with a torque wrench to the torque specified by the engineer to ensure a 100% tight fit between the splice plates.
  • Completeness of Equipment: Check that all washers are installed as engineered, that no nuts have stripped threads, and that no bolts are missing from the drilled holes.
  • On-site Welding Quality: If there are points requiring on-site welding, the weld seam must be smooth and even, free from porosity, cracks, or undercuts.

2. Check the alignment and verticality of the columns and beams.

The installation of large building structures requires millimeter-level precision. Engineering equipment, such as a total station or level, should be used to check the following:

  • Vertical Plumbness of Column: The tilt of the steel column must not exceed the eccentricity value accepted by engineering standards (generally not exceeding 1:500 of the column height).
  • Beam Level & Truss Alignment: The beams and truss must be level and parallel, without sagging, warping, or distortion.
  • Clear Span Check: Measure the distance between columns to ensure it matches the plan and does not affect the installation of prefabricated walls and insulation.

3. Inspect the thickness and quality of the anti-rust and fire-resistant paints (Coating & Painting).

Structural steel requires protection from moisture and the environment. The painting system inspection includes:

  • Dry Film Thickness (DFT): Use a Magnetic Coating Thickness Gauge to randomly check the thickness of the anti-rust primer and topcoat to ensure the micron value meets the standard specified in the contract.
  • Surface Smoothness: There must be no scratches, blistering, paint drips, or peeling paint spots resulting from transportation. If scratches are found during lifting and installation, immediate touch-up paint must be applied using the same type of paint as the factory-applied.

4. Inspect the foundation connections and anchor bolt system (Anchor Bolts & Footing Connection).

The point of transferring weight from the steel structure to the concrete pier and foundation is the starting point for strength:

  • Installing Anchor Bolts: The foundation anchor bolts must be level, not tilted, and embedded to the correct depth as calculated in the design.
  • Grouting under the base plate (Non-shrink Grout): The space between the steel base plate and the concrete footing must be completely filled with non-shrink grout, eliminating air pockets, to ensure perfect weight transfer to the foundation.
  • Bracing System Installation: Check that the wall and roof bracing cables are securely fastened to prevent the building from swaying during strong winds or storms.

Checklist Summary Table for Acceptance Inspection of Prefabricated Steel Structures

To expedite the on-site inspection process, business owners can use the following checklist summarizing key inspection points as a guide:

Inspection categoriesItems to be checked on-siteJob acceptance criteria
1. Foundation and column anchoring work– Position and spacing of anchor bolts.
– Applying non-shrink grout under the base of the column.
– Dimensions are within the specified range (±3 mm) as per the plan.
– The grout completely covers the entire plate, with no air pockets.
2. Installation of columns and beams– Plumbness of all posts.
– Leveling of beams and truss structures.
– Eccentricity not exceeding 1:500
– The beam is level and not sagging.
3. Bolted connections– Number of nuts, washers, and sizes.
– Bolt tightening torque (Torque)
– All equipment is 100% complete as per the design.
– Tighten to the specified poundage using a torque wrench.
4. Bracing system- Tension of slings and supports.
– Turnbuckle mounting point.
– All supports are firmly tightened; the building does not sway.
– The screw lock is securely tightened.
5. Painting and rustproofing- Anti-rust paint thickness (DFT Measurement).
– Repairing paint damage and scratches caused by lifting and installation.
– The micron thickness meets the standard specifications.
– Spray/brush paint touch-up for a clean, rust-free finish.
